Why is My Property Not Getting Any Offers?

house with no offersThere are many different reasons why your property may not be generating any attention. Perhaps something went wrong with your listing or maybe word has not gotten out that you’re selling.

If your property is not getting any offers or attention, there might be a more serious problem than marketing. Here are some reasons why you may not be getting any offers.

Location

Location matters because once you buy a house, you can’t move it. Also, when you buy a home you want it to be in a good area because it is a long-term investment. Most people when looking to buy a house are usually looking for properties that are located in a safe neighborhood with good schools, access to popular restaurants and shops as well as public transit or the freeway. They also want houses with good views. If your property is not located in a neighborhood with these features, you will have a hard time getting attention and offers from prospective buyers.

Staging

Many realtors know that it is important to stage a house when it is on the market. If your house is not getting any offers, it probably needs staging so that buyers can picture themselves living in your property. According to the National Association of Realtors, staging a house can make a big difference in how a buyer values it and the price the seller could get for it. The NAR also reports that 46% of house buyers are more likely to walk inside a staged property after they see it online.

So do your homework. Learn how to stage your house properly so that you can get call backs or offers regarding your property. De-clutter, organize and clean your house inside and out so that it will attract prospective buyers. If you don’t know how to stage a house, contact a professional home stager or do research on the internet.

Listing Error

This is pretty straightforward. Sometimes errors in listing your property on real estate websites can make it hard for buyers to find your house. If you’re not generating interest after a couple of days, try to find your listing to see if it is searchable. If not, correct your listing and try searching for it again. Aside from errors in listing, check your ad for spelling errors too. Incorrect zip codes, number of bedrooms and other errors can prevent offers from coming in. This is because buyers rely on the information in your listing. Even if it’s the agent making the listing, check if the correct information was uploaded.

High Price

The goal for house sellers is to get top dollar for their property. But how high is too high? If your house has been sitting on the market for some time now and you’re not getting any offers, it might be because it is priced too high. Even if your house is in perfect condition, high prices will deter prospective buyers from even taking a look at your place let alone making a call to discuss your property. When a house is priced too high, it will sit longer in the market eventually forcing you to make a major price drop.

Discuss your price with your real estate agent so that you can set price that is more realistic. Remember, the goal is to sell your house quickly.

Bad Photos

They say that a picture paints a thousand words and a bad one can say a lot about your house. If you want to attract the attention of buyers you need to put your best foot forward. This means taking great pictures of your house. Put yourself in the buyers’ shoes. The first step to house shopping is usually by browsing through real estate websites. The first time they will see your house is through the photos you post. If you post unattractive pictures or photos with poor lighting, they will immediately think that the house is dark. Post the best photos you can take to maximize first impression. Use high quality photos or hire a professional photographer if you have to.

Selling a real estate property does not happen overnight. It can be frustrating for many sellers when the phone does not ring and they are not getting any inquiries. The most important thing is to learn from your experience and be flexible to adjust accordingly.
