Must Know About Home Inspection & Repairs

Remove clutter and clean your home thoroughly. Paint dirty or chipped walls, and fix cracks and holes. Use neutral colors, such as off-white or beige. Rooms painted in strong colors, such as red or dark green should be repainted in a neutral color. Remove wallpaper with bold patterns. Once the walls have been taken care of, shampoo carpets or buff & re-stain hardwood floors.

Buyer tends to look for updated kitchens and bathrooms, but complete remodels of these rooms are expensive. If you plan to sell your home within the next two years, consider making a few improvements like new countertops and cabinet facings. Replace dated fixtures.

 

Home inspection 

To expedite the sales process, consider hiring a professional inspector prior to putting your home on the market. An inspector will identify components that are due for replacement as well as hidden problems. Making repairs at this point avoids giving the buyer an opportunity to ask for an allowance/discount off the selling price.

 

Warranties  and Disclosures 

Providing a home warranty from a warranty company in your state will provide buyers with peace of mind. If you have any significant repairs, replacements or improvements to the home within the past five years, you could provide the bill/invoice to the home buyer. Point out any improvements that includes energy cost savings.

 

Home buyers love houses that don´t require major repairs. Making repairs and minor home improvements to the inside and outside of the home will help you sell your home efficiently.
